Escrow & Settlement Services
Getty-Midwest provides escrow and settlement services for the sale, conveyance and financing of residential, commercial and agricultural property. Our processors and closers have experience with all forms of real estate settlement and loan transactions. Upon request our underwriters will issue an insured closing protection letter as a third party guarantee for the benefit of our customers.
1031 Tax-Deferred Exchange Services
Getty Abstract & Title Company provides all manner of 1031 Tax-Deferred Exchange services. We will act as your Qualified Intermediary and Safe Harbor in a delayed Starker Exchange. We will be your Exchange Accommodator in a Reverse 1031 Exchange. We provide the documentation necessary in consultation with your tax professional and/or attorney to assure that your exchange is done right. Upon request we will be happy to provide references from tax professionals and attorneys attesting to our ability and level of service on behalf of their clients.
Residential and Commercial Construction Loan Disbursement
Getty Abstract & Title Company is an acknowledged leader in both residential and commercial construction loan disbursement. Our disbursement process is highly automated. We are able to provide our clients with a number of reconciliation and tracking reports. There is no transaction too large or small for us to handle efficiently and professionally.
Other Title Products
In addition to title insurance Getty Abstract & Title Company is licensed by the South Dakota Abstractors Board of Examiners to prepare and certify abstracts of title under bond for Minnehaha County property. We also prepare limited liability title searches in the form of Ownership & Encumbrance Reports, covering a thirty year period, and Title Reports back to the last warranty deed filed of record on a subject property.
